Not in walking distance, but a short ride. Once of our top 3 go-to coffee shops. Great place to study/get coffee shop work time in, and added perk - they usually have a food truck parked outside that has great breakfast tacos.

Insider tip - add some calamari or scallops on top. You will not be disappointed. Be forewarned - things can get pricey, so estimate about $30-40/pp on food..

Must try breakfast - barbacoa tacos. Their hot food bar is also a great lunch spot. One of my favorites is the chili rellenos. Insider info: they supply a lot of local restaurants with their barbacoa...so it's legit.
