The Nest is a newly-converted barn with super king bed (or twin beds), large shower room, fabulous kitchen and living area (with double sofa bed). We are two mins from everything Rutland Water has to offer and only 4 or 6 miles respectively from market towns of Oakham and Stamford. Perfectly suited for an activity break on the Water or just to escape and have a quiet few days. We are happy to provide a select seasonal menu for dinner to save you cooking after an exhausting day exploring.

Historic Manor House with garden and all weather tennis court within a pretty village. Quiet, self contained and absorbs people to give a relaxed atmosphere. Great village with shops, pub and restaurant to hand.

Family bathroom for Bedrooms 2, 3 and 4 with bath and shower, Jack and Jill basins, bidet and WC. Bathroom for Bedrooms 5, 6 and 7 with bath, hand basin, bidet and WC. Kitchen: The kitchen has a large AGA with four ovens and two hobs. There is an electric oven with hob, microwave, dishwasher and electric kettle, double toaster and espresso machine. The walk-in pantry houses a fridge/freezer. Utility Room: The utility room/2nd kitchen has an electric hob, two electric ovens, and a washing machine. Living Rooms: There are two large reception rooms. One is used for more formal dining (the kitchen is often used for more informal meals) and the other is the lounge with a large sitting area and TV. Other: The library on the ground floor is ideal for those who want to escape with a book or listen to music. Amenities/Facilities: Parking, Garden. The village of Folkingham has a 7 day a week shop, PO, pub and fine Early English church. It is considered to be one of the finest villages in the county with its wide market place surrounded by Georgian houses. The beautiful town of Stamford, renowned for its architecture, 7 churches, The George Hotel and much more is easily accessible as is historic Lincoln to the north and Peterborough to the south. The well serviced Grantham mainline station is just 20 minutes away by car and it then takes under an hour to London Kings Cross. Within the vicinity there are golf courses, fishing lakes and riding stables.

A large elegant country house with 3 floors, set in one and a half acres of private gardens just one mile from Stamford, with spacious rooms and high ceilings. There is a large hot tub in the courtyard and a games room. The house can sleep up to 16 comfortably in 7 bedrooms - a large ensuite attic room, 3 kingsize double rooms, a smaller double and 2 twin bedrooms, one of which is situated on the ground floor for those with restricted mobility. There are 4 large bathrooms plus two separate wc’s.
The lounge offers views over the garden through the large Georgian windows and an open fire for cosy relaxation and the large grand dining room is perfect for a celebration dinner. The breakfast kitchen is equipped with everything you need for a home away from home stay with an electric range cooker, coffee maker, two kettles, two toasters, microwave, two fridge/freezers and a dishwasher. Plus a washing machine and dryer in the utility room. A games room with pool table and darts board provides some competitive fun. Outside there is an enclosed courtyard with large hot tub (sanitised and filled with fresh water for each stay) and extensive grounds with a fenced paddock. Parking is secure and plentiful with CCTV and the grounds are private with mature trees and areas for al fresco dining and relaxing. We have held a “TripAdvisor Certificate of Excellence” for the past 4 years.
Plenty of pubs and restaurants in Stamford are within a 25 minute walk of the farmhouse (or a 5 minute car ride) and Stamford is host to numerous festivals and vintage car shows as well as the famous Burghley Horse Trials at the end of August/ early September. A taxi into town is approx. £5. Rutland Water and Tallington Lakes are a 15 minute drive away and Burghley House and Gardens is very close by.

The living accommodation includes: an attractive sitting room (sun trap), a second sitting room with open fire, a 23 foot open-plan dining kitchen, a separate downstairs WC and washbasin, a delightful and attractive galleried first floor landing providing access to three bedrooms to the first floor, two of which are very generous in size, as well as the shared bathroom. The property enjoys an attractive, deep, southerly-facing rear garden, enjoying a pleasant rear leafy aspect. I do hope you enjoy your stay at our villa. My husband and I purchased Knighton Villa in 2008, where we enjoyed a number of years of occupancy as our main residence, undertaking much of the refurbishment and redecoration ourselves as we lived there. It is conveniently located for nearby Oadby, Queens Road and Allandale Road which all have specialist shops, bars, boutiques and restaurants, as well as both the Leicester City Football Club and Leicester Tigers grounds. You will be renting the entire 3-bedroom property, which includes 2 reception / living rooms, and a stunning living kitchen diner in excess of 27 feet. There is a family bathroom upstairs with over-bath shower, as well as a separate toilet WC downstairs. The villa includes all modern appliances including dishwasher, washing machine, Bosch Tassimo coffee machine, Amazon Alexa, Samsung Smart TV 50" and fibre WiFi (up to 100 mbps) is available throughout.

Knighton Villa is perfectly situated in the suburb of South Knighton which offers a corner shop and post office, large park, popular pub (the Cradock Arms) and regular bus services to the city centre. Within walking distance (15 minutes) is the renowned Allandale Road / Francis Street shopping parade which offers a wide variety of independent shops, boutiques, cafes and bars: • Timo (Italian restaurant/wine bar) • The Real Ale Classroom (Bar) • Marchee Wok (Chinese) • Anatolia (Turkish) • Browns (Café bistro) • Marabel (Italian) • Deli Flavour (Deli café) About 20 minutes’ walk or a 2-minute drive from where you are staying is the small town of Oadby which offers many shops and restaurants including a 24-hour Asda, M&S Simply Food, Waitrose, Subway, Sainsburys, Co-Op, Costa and a Wetherspoons pub, the Lord Keeper of the Great Seal. It also has fish and chip shops, Indian and Chinese restaurants and other pubs such as Grange Farm (a Vintage Inn) and the Oadby Owl (a Hungry Horse).
