We are selective in the properties we let out to ensure that only quality holiday homes are managed. Relax on the front deck to enjoy the ocean views, or you might prefer to lounge on the back deck overlooking the beautiful pool. The kids will love the huge backyard complete with trampoline and one-on-one basketball court. Although only a few minutes walk to the beach, some days it's just easier to fire up the barbeque and settle in around the pool for the afternoon. Located in a very quiet street, you'll only be disturbed by the gentle lapping of the waves and birdsong. This property is ideal for a couple of families with children.

- Layout: Two story home, Downstairs comprises of two bedrooms (incl kids TV/bunk room), and combined bathroom/laundry; Upstairs features open plan lounge, dining, kitchen, as well as a bathroom and two bedrooms, with large deck overlooking the pool and another smaller deck overlooking the ocean
- Guests: Maximum of 10 guests (no more than 6 adults), plus infants in cots
- Kitchen: Dishwasher, Coffee Machine, French-door fridge/freezer, Induction Cooktop, Breakfast bar with stools
- Bathrooms: Main bathroom upstairs with freestanding bath and shower, Additional bathroom downstairs combined with laundry
- Heating/cooling: AirCon in upstairs main bedroom and lounge area; Gas heater in lounge; Electric heaters in all bedrooms; Ceiling fans in upstairs bedrooms
- Access/dangers: Stairs; Swimming pool is fully fenced
- Parking: Parking in driveway for two cars (Garage not available for guest use)
- Outdoor Space: Fully fenced large backyard, Saltwater pool (not heated), Trampoline, One-On-One Basketball, Two decks upstairs, BBQ with outdoor dining, Outdoor shower, Clothesline

IMPORTANT BOOKING INFORMATION

This property is managed by a licensed Holiday Rental Specialist. We go far beyond that which is provided by a real estate agent in terms of service, reliability, fairness, cleanliness and quality of holiday homes.

> PRICING

Please ensure that bookings in summer holiday season don't leave a gap of less than 4 nights at the beginning or end of your stay otherwise we may have to cancel or move your booking dates. Please call us if you need to discuss.

Please ignore the "Nightly Rate". Jervis Bay Rentals rates are calculated as a high fixed amount ("Property fees") followed by a much lower nightly rate. This allows you to add extra nights to your stay without adding too much to the total tariff (the longer you stay, the lower the average nightly rate). Unfortunately Airbnb doesn't compensate for the fixed amount in their calculation of the nightly rate. We apologise for this, and hope it will be corrected soon.

Outside of peak periods, early arrivals and late departures will be offered where possible.

> PARTIES, FUNCTIONS and GATHERINGS

This property is surrounded by permanent residents and is located in a quiet part of town. Guests that don't respect the neighbours will be evicted forfeiting their full tariff and bond. If you are planning a party, please look elsewhere as we have a zero tolerance policy.

> WHAT IS INCLUDED?

Jervis Bay Rentals provide linen all year round. This includes sheets, pillow cases, donnas and blankets, bath towels, beach towels, hand towels, face washers and bath mats. We will have the beds made for you when you arrive.

The kitchen has all the pots, pans and utensils you are likely to need. There is surface cleaner, detergent, dishwashing tablets and dish cloths available as well as cleaning equipment for the BBQ. We also supply items like Gladwrap, foil, paper towels and tea towels. The pantry has all the basics (and often more!) including olive oil, salt and pepper, tea bags, coffee and sugar.

Bathrooms have (as a minimum) shower gel, hand wash, tissues and toilet paper.

There is laundry detergent supplied for the washing machine.

Cots and highchairs are available at no extra cost. Unfortunately the property doesn't have enough linen and towels for infants. Please bring your own if required.

If you find something that you would expect to have at YOUR holiday home is missing, please let Jervis Bay Rentals know and we will do our best to arrange it.
