This beautiful apartment is in a prime location in Gibraltar's Ocean Village and has stunning views over the resort and marina.

You can enjoy the modern comforts of the apartment and take in the fantastic views from the terrace or venture out a few minutes walk away and enjoy the wonderful pools, jacuzzis, bars, restaurants, casinos and other famous tourist attractions unique Gibraltar has to offer.

It is a 2 bedroom 2 bathroom apartment but the owner has locked some personal possessions in the second bedroom so only one of the bedrooms can be used. However there is a sofa bed (double) in the lounge and the large spacious terrace has been enclosed with glass curtains (which can be fully opened) which allows it to be used year round as the main living area and enjoy the stunning views.
It is in a superb location close to all amenities and is suitable for families, couples and corporate guests alike with their differing requirements all at hand close by.

This apartment comes with access to the Ocean Village resort swimming pools for up to 4 persons. There is a £10 per person cash admin fee to be paid to the security guards on arrival.

***Please note - Ocean Village is a residential complex and not a holiday hotel so please read the below rules before booking. Ocean Village Estate team operate a zero tolerance policy to anyone breaking the rules.

• Any person renting an apartment in the OV Resort less than 30 days is considered a short let.
• Letting agents must advice a least 24 hours in advance of their clients arrival, by email to
shortletsOVatoceanvillagegi indicating arrival and departure date, names of all clients older
than 16 years an image of all their valid ID card/Passport AND the number of children under
16 staying with them. Without previous advice to this email address NO cards will be issued
and NO access to the resort areas will be given.
• Short lets must register themselves at security reception and provide proof of booking and
photographic ID (e.g. passport)
• Cards will be available from the security office between 0730hrs and 1830hrs, 7 days a week
• Cards can be collected and paid for by the agents for their clients before their arrival but cards
cannot be left with security.
• All cards access will expire at the end of the clients contract.
• Short let cards are different from the normal cards and indicate Apt number, expiry date,
number of adults and possible number of children allowed access to the resort.
• Cards will only be issued to the maximum number entitled for the number of bedrooms in the
apartment. Pool access per apartment type:
• Studios: maximum two cards or 1 card and a child under 16
• One bedroom apartment: maximum 2 cards or 1 card and 1 child under 16
• Two bedroom apartment: maximum 4 cards or 3 cards and 1 child under 16, or 2 cards and 2
children under 16 or 1 card and 3 children under 16
• Three bedroom apartment: maximum 6 cards or 5 cards with 1 child, or 4 cards and 2 children,
or 3 cards and 3 children, or 2 cards and 4 children
• All cards are personal and non-transferable
• Each card issued will carry a charge of £10 and is nonrefundable and a receipt for each
payment must be given by the Security officer (cash payment only)
• Short lets are not to use normal access cards issued to owners or long term lets at any time.
• During short letting, all other cards relating to that apartment will be deactivated
• Demise owners that short let their apartments privately will adhere to the same rules and
protocols set out above.
• Short let visitors have no guest rights daily or otherwise not residing in the apartment.
• Agents or demise owners that rent out privately are responsible for informing their clients on
all rules in place.
• In case of damage to the building communal areas, the agent will receive the bill for making
good any damages before the short let leaves the premises.
• Short lets must abide by all rules set out in the underlease, especially concerning:
• Not being a nuisance to other residents, no screaming and shouting and slamming doors
• No rubbish or cigarette ends to be discarded over the balconies
• No open fire BBQ’s
• No laundry or washing lines over or next to the balustrade glass. (kept to the rear out of view)
• Strictly no parties on the balconies
• Above rules can be changed without any previous notice.
In cases of disturbance caused, the agent/owner will be contacted and is obliged to inform their clients
and take corrective measures. In repeated or persistent cases, the police will be called and pool
access blocked for the remainder of the stay and the agent will be charged any costs involved.

Ocean Village Resort Area Pools and Garden Rules
“A facility unique in Gibraltar to Ocean Village”
Ocean Village is NOT a Holiday Resort but a high quality PRIVATE Residential area. Our Security
Staff is NOT a Reception desk and there will be moments in time you have to wait till you can be
attended to obtaining access cards to the Resort Areas. Any questions or doubts non demise
owners may have please, resolve them with your agent.
• By entering this area, you agree to the following rules
• You and all members of your family use these facilities at your own risk
• All persons wishing to use the facilities may be asked to provide evidence of entitlement
• No glass of any kind is to be brought into the resort area. E.g. Wine and beer bottles
• Smoking is permitted on the top jacuzzi deck and outside the gym area. ALL OTHER PLACES
• Swimwear must always be worn by all, including babes and infants.
• Children 3 years old and under must wear an approved swim nappy whilst using any of the resort
facilities. Children over that age but with a toilet difficulty should also wear appropriate swimwear.
Failure to do so may result in the parents of a child found urinating or defecating in the swimming
pools being charged with the cost of testing, emptying and refilling the pool(s) and such cost
could run to many hundreds of pounds. Persons found responsible could lose any right of access
to the resort.
• It is not permitted to change nappies on the sun loungers. There is a designated area for
changing nappies in the ladies toilet on the lower deck. Please dispose of the nappies in the bin
and do not throw them in the toilet.
• Children are the responsibility of their parent or guardian and parents are advised that there
• Children under 12 are not permitted into the resort area without a parent or guardian present.
• No animals allowed in the pool area. (exception for guide dogs).
• No running, jumping, diving or bombing, or other anti-social behavior which cause annoyance to
residents and other users. In particular shouting and loud screaming must be avoided at all times
• No food or beverage to be consumed whilst you are in the pools or jacuzzi
• No lilos, inflatables etc. are allowed in the pools other than bona-fide swimming aids.
• The reserving of pool side loungers is not permitted. Towels and personal belongings if left
unattended for more than one hour, will be removed. Adults may not share the same sun lounger
• The lap pool is for use by swimmers only.
• No music permitted unless through the use of earphones
• The resort areas may not be used for children or adults’ parties.
• The astra turf area is a children’s play area only where sun loungers are not permitted. Small,
SOFT balls may be used on the grassed area by the paddling pool, but must not cause nuisance
to other pool users
• The use of the pools and the Jacuzzis is not allowed in summer from sunset until 6am. In the
winter period the lap pool cover will be opened on request but will be closed the latest at 10pm
The resort area, however, may be enjoyed quietly .Upper deck will be closed for all use in the
winter period.
• Where entry procedures are being deliberately abused by using resident pool cards, guest cards
and/or their fingerprint to illegally effect multiple entries, the offending party will be asked to leave
the resort area immediately and the right of access to the resort can be withdrawn for up to a
maximum of one year
• Do not enter under the influence of substances that may cause drowsiness, alter your blood
pressure, or affect your body’s ability to regulate your blood pressure.
• OVRA follows a zero-tolerance policy on aggressive behaviour or being a nuisance towards
employees or fellow pool users. Please always follow the reasonable instructions given by
Security personnel and Pool attendants. Access to the area can be withdrawn without further
warning for up to a maximum of one year
• In order to use the resort area, the demise owner cannot be in array of services charges. Access
can be denied to the owner, tenant or shortlet.Ocean Village Resort Area Pools and Garden Rules

Spa pools, because of their very nature and design, i.e. a small body of heated water, with an operating
cycle which includes operating at a higher inlet pressure and the injection of air, have a density of
bacteria; hence a greater amount of chemical dosage is required to disinfect the water. The following
persons therefore should not use a jacuzzi:
• Children of 8 years or under
• Pregnant women
• People with high/low blood pressure, diabetes, heart conditions, breathing conditions or skin
• If in doubt, consult a doctor as to whether you are physically fit to use a jacuzzi
Jacuzzi Specific Rules:
• The upper area of gardens and Jacuzzis is a designated quiet area.
• Children must always be accompanied.
• Do not use these facilities alone
• Enter and exit the pools and jacuzzi slowly
• Observe reasonable time limits, recommended 10 to 15 minutes then leave the water and cool
• Drink plenty of fresh water
• Avoid ingesting pool or jacuzzi water
• Maximum number of persons in 1 jacuzzi is 4
• The head should never be immersed in a jacuzzi.
• You should not sit in a jacuzzi when the air injection cycle is not in operation.
• Children under 16 years must always be supervised if using a jacuzzi
• Please wear a shirt when entering and leaving the communal areas
• Do not walk with wet feet in the communal areas
• Avoid loud talking, loud music and screaming in all areas, especially on the terraces or apartment
• Do not throw anything off the building
• No noise after 23.00 hours
• Community members under 18 years old have no guest rights.
• Community members are responsible for the behavior of their guests and should always
accompany them.
• Two guests per apartment are permitted, subject to a maximum total of 30 guests per day, into
the resort area. (children are accounted as adults)
• Guest cards are issued to and in the presence of the registered resident, and are not transferable,
from the pool reception/security in ROP against a deposit of £20.00 for each card, refundable only
if the guest card is returned the same day before 23:00 hours. (cards not returned by this time are

• Management reserves the right NOT to issue any guest card in periods of high occupancy of the
Resort Area
