The comfortable west facing living room has a large sofa to seat 3 (it is also a sofa bed) and a further 2 seater sofa opposite a coal effect gas fire. There is a large coffee table, side tables and lights and there is a TV, WI-FI, and a selection of games. French doors open to a large deck capturing the afternoon sun and an outdoor table and six chairs are great for drinks or dining alfresco by the river. There are 2 further relaxing chairs and a sofa ensuring you can maximise your time outdoors in comfort. There is an extending dining table and chairs behind the sofa in the lounge.

Sycamores and willows line the banks, old riverside wharfs and designer homes are glimpsed on the opposite side and swans, ducks and local watercraft meander along the water. A small jetty is perfect for fishing (you will need a licence and local permits) or perhaps to launch your kayak and explore upstream, you could paddle to The Bathampton Mill for lunch, (Tel. 01225 469758 Book ahead as it is very popular) Alternatively, boats can be hired from The Boatman in Bathwick. (Tel. 01225 482584).

The morning sun adds sparkle to the contemporary fitted kitchen. Black granite tops and tempered glass cupboard fronts house a 5 ring gas hob, electric ovens, a steam oven, a microwave, a large fridge and separate freezer, a small dishwasher, concealed waste bins and a combined washing machine and dryer. A bistro table by the window has seating for 2. The lobby leads to a generous cloakroom with hand-basin and WC and there is under-stairs storage for utility items.

Upstairs are two bright, spacious bedrooms. A restful master bedroom in soft colours over-looks the river and has a 5’ king size bed and a large built-in wardrobe with plenty of shelving and hanging space, an easy chair and a tall boy for storage. Full height French doors lead onto a small balcony with lovely river views.

The smart second double bedroom has a king size 5' bed as well as a single daybed,along with sufficient bedside tables and lamps. A built in wardrobe has shelves and hanging space. Huge picture windows take in a quiet street scene of an ornate Victorian school house, pretty gardens, Bath stone houses and the hills of Bathampton in the distance.

Between the two rooms is a large contemporary stone-tiled family bathroom, with a large bath (with shower over), hand-basin with storage under and WC.

The property has a secure private underground parking space for 1 car. Alternatively the Bath Spa train and bus stations are a 10-15 minute level walk away.

The apartment has a great central location and Bath has many beautiful historic sites, wonderful museums and galleries, good restaurants, lively bars, great entertainment and absolutely gorgeous shops and all within a short level walk. You can play tennis on the public courts in Sydney gardens or Victoria Park or walk/bike along the scenic canal towpath for lovely views of Bath. For Bath Narrow boats and Bath Bike Hire tel. 01225 447276. Local pleasure craft ply the river from the town centre from March to October.

In town book a show at the Theatre Royal, an evening at Komedia comedy club or a soothing session at the Thermae Spa. You can also take advantage of proximity to The Rec, home of Bath Rugby with the season running from September to May and matches every two weeks. Tel the Box Office outside the grounds 0871 721 1865 to book tickets up to 4 weeks in advance or visit www.seatexchange.co.uk for online tickets. Waitrose supermarket is a level 5 minute walk away.

We personally inspect and choose each property to take on and, they are not only inspected regularly by ourselves, but are also inspected annually and independently by Visit England tourist board.
