Modern and spacious ground floor flat, recently refurbished, in an elegant Grade 2 listed building. The property is in the perfect location for holiday makers. A short 5 minute walk to Boscombe Pier which boasts 8 miles of award winning golden sandy beach, and is 1.5 miles from Bournemouth Pier and town centre.

Boscombe promenade has much to offer our guests from water-sports to exceptional hospitality and is the perfect choice for a staycation.

Kitchen: Appliances include: electric oven and hob, integrated fridge freezer, washing machine, kettle, toaster, cutlery, bowls, plates and utensils. Cupboards are stocked with: cooking oil, coffee, tea, sugar, salt and pepper. You will always find a pint of milk and some orange juice in the fridge should you be gasping for a refreshing drink once you've checked in!

Lounge: 2 seater sofa bed and cuddle chair. TV NB: host does not accept charges for watching amazon movies or boxsets. Charges incurred from guests utilising these services will be charged to the guests during their stay. We ask that guests only use viewing profiles on Netflix and Amazon Prime that state “Airbnb” in order to make use of these services.

Bedroom: The bedroom has a double bed & mattress, bed side tables, built in wardrobes and 2 chest of draws. Definitely plenty of storage for our lovely guests. For families that are bringing an infant, we have provided: 2 in 1 travel cot, sterilisers (microwave & plug in), bottle warmer, mosses basket, baby bouncer, seated high chair etc. *If you require these items during your stay please explicitly specify this on booking as these aren’t left in the flat indefinitely*

En-suite Bathroom: Bath and shower with fixed shower head and fixed shower screen. Large basin and bathroom cabinet complete with hand wash, shampoo, conditioner, spare toothbrushes, toothpaste and body wash. Built in light sensor mirror with on/off movement sensor to the RHS of the mirror. **DO NOT PUSH THE BLACK SENSOR IT IS NOT A SWITCH.**

Other features: Electric heating and pressurised water cylinder system.
*Electric radiators to keep our guests cosy during their stay. We do ask guests to not leave this on whilst they are not in the property, they do warmup very quickly*

*IMPORTANT* THE PROPERTY IS NOT SUITABLE FOR PARTIES, EVENTS AND CELEBRATIONS.

Additional guests other than those booked are not permitted. Please see additional costs if you require to book an additional 3rd and 4th guest.

Other things to note:
- there is only 1 set of keys to enter the flat
- checkin is via a lockbox (code changes after every guest has checked out)
- NO SMOKING
- rubbish and recycling should be discarded from the flat BEFORE you check out and placed in the wooden hut to the left of BM entrance
- We DO NOT provide extra bedding for guests booking for groups less than 3 individuals, therefore please REQUEST this prior to your stay if you require it. You will be required to pay an additional cost of £10 on check in day.

Cleaning: We pride ourselves on providing a clean and comfortable stay for all our guests. So we do ask for guests to be respectable so that future guests can enjoy the flat. Please remember to be conscious of noise for our neighbours.

There is a communal gym onsite and BBQ terrace free for guests to use during their stay.

If guests order a takeaway they must tell the delivery driver to go to the entrance round to the right of the building which goes up 3 or 4 steps and buzz the flat from there. Any other keypads buzzed from outside the building won’t ring into the flat. Please see the image on the listing for a photograph of the different wings of Burlington Mansions.

**PLEASE FOLLOW THE CHECKIN INSTRUCTIONS OUTLINED ON THE APP ONCE YOU’VE BOOKED YOUR STAY. THERE ARE 3 FLATS WITH THE SAME NUMBER IN DIFFERENT WINGS OF THE MANSION**- the check in instructions must be followed in order for you to receive your keys to the flat.

There is 1 off-road parking space provided for guests to use. THERE IS NO VISITOR PARKING ON THE PREMISES. We ask that guests DO NOT park in any spaces other than the 1 provided to them for their stay.

If guests require additional parking for multiple vehicles there is free on street parking in the surrounding area about a 5 minute walk from the property. Please see signage for parking restrictions, the host does not accept responsibility for any fines incurred during the guests stay.
