Well kept Colonial in a quiet neighborhood with off street parking. Central to Buffalo and Niagara Falls and all it has to offer. The house has a spacious Living/ Dining room, eat in Kitchen with granite counters, Family room with gas fireplace and 40” Roku TV, full Bath, backyard with deck.
Upstairs a full bath with a tub. In bedroom 1 there is a double bed with ample storage. In bedroom 2 there is a plush queen bed w a 40 inch Roku tv. In bedroom 3 there is a single bed and ample storage.

This property is centrally located. Only 1 mile off the 290, and has easy access to all the area has to offer. Only a short 20 minute thruway drive to Niagara Falls and all the attractions on the American and Canadian sides. Traveling to Buffalo couldn’t be easier. A 15 minute drive to the famous Albright Knox Art Gallery or the Birchfield Penny Center. Canal side and attractions just minutes away. The Galleria mall is also 15 minutes away. The University of Buffalo is a 10 minute drive from the property. Also the renowned Buffalo Medical Campus. Within a mile of the house are many restaurants, retail and grocery stores.
