This beautifully designed studio apartment is located in the brand new luxurious Ocean Spa Plaza development. A revitalising haven of high end luxury accommodation, hydro and thalassotherapy spa and lush tropical gardens and swimming pools. An oasis within Gibraltar from where you can enjoy panoramic views of the iconic Rock of Gibraltar yet a stones throw from the vibrant Ocean Village Marina, Leisure Island, Marina Bay, World Trade Center and historic Casemates Square. So much so close.

Ocean Spa Plaza is a residential building and not a hotel or holiday apartment block and therefore it is important that all guests respect the following rules:

• Not being a nuisance to other residents, no screaming and shouting and slamming doors
• No rubbish or cigarette ends to be discarded over the balconies
• No open fire BBQ’s
• No laundry or washing lines over or next to the balustrade glass. (kept to the rear out of view)
• Strictly no parties in the apartment or on the balconies
• Quiet time after 10pm

There is a £10 per person admin fee that needs to be paid in cash on arrival to the security guard in Ocean Spa Plaza for him to register your fingerprints to the system so that you have access to the building, swimming pools and spas.

Please note that access to the rooftop pool area is only permitted to people over 18 years of age. There is a pool area on the 8th floor which under 18 year olds are allowed to use.

• Any person renting an apartment in the OSP less than 30 days is considered a short let.

• Short lets must register themselves at security reception and provide proof of booking and
photographic ID (e.g. passport)
• Cards will be available from the security office between 0730hrs and 1830hrs, 7 days a week
• Cards can be collected and paid for by the agents in advance of their clients arrival but cards
cannot be left with Security.
• All cards access will expire at the end of the clients contract.
• Short let cards are different from the normal cards and indicate a sequence number, Apt
number, expiry date, number of adults and possible number of children allowed access to the
• Cards will only be issued to the maximum number entitled for the number of bedrooms in the
apartment. Pool access per apartment type:
• Studios: maximum two cards or 1 card and a child under 16
• One bedroom apartment: maximum 2 cards or 1 card and 1 child under 16
• Two bedroom apartment: maximum 4 cards or 3 cards and 1 child under 16, or 2 cards and 2
children under 16 or 1 card and 3 children under 16
• Three bedroom apartment: maximum 6 cards or 5 cards with 1 child, or 4 cards and 2 children,
or 3 cards and 3 children, or 2 cards and 4 children
• All cards are personal and non-transferable
• Each card issued will carry a charge of £10 and is non refundable and a receipt for each
payment must be given by the Security officer (cash payment only)
• Short lets are not to use normal access cards issued to owners or long term lets at any time.
• During short letting, all other cards relating to that apartment will be deactivated
• Demise owners that short let their apartments privately will adhere to the same rules and
protocols set out above.
• Short let visitors have no guest rights daily or otherwise not residing in the apartment.
• Agents or demise owners that rent out privately are responsible for informing their clients on
all rules in place. (especially Pool rules)
• In case of damage to the building communal areas, the agent will receive the bill for making
good any damages before the short let leaves the premises.
• Short lets must abide by all rules set out in the underlease, especially concerning:
• Not being a nuisance to other residents, no screaming and shouting and slamming doors
• No rubbish or cigarette ends to be discarded over the balconies
• No open fire BBQ’s
• No laundry or washing lines over or next to the balustrade glass. (kept to the rear out of view)
• Strictly no parties on the balconies
• Above rules can be changed without any previous notice.
In cases of disturbance caused, the agent/owner will be contacted and is obliged to inform their clients
and take corrective measures. In repeated or persistent cases, the police will be called and pool
access blocked for the remainder of the stay and the agent will be charged any costs involved.

Resort Rules & Safety Regulations

Residents and their guests are asked to please read and familiarize themselves with the following
important rules and safety regulations
• In the absence of any negligence or other breach of duty by us, neither Ocean Spa Plaza
Management Company Limited, Ocean Spa Plaza Limited or any of their associated companies
or agents accepts any liability for loss, damage or injury caused as a result of the use of any of
these facilities
• Pools, Spa pools and thermal Suites if used without care can be extremely dangerous. Accidents
can happen to anyone, regardless of swimming ability; therefore, we require that the following
rules and regulations are strictly adhered to
• It is your responsibility to ensure that you are medically fit to use these facilities and we are not
qualified to express any opinion in this regard. If you have any pre-existing medical conditions or
you are pregnant, you must obtain professional or specialist advice from your doctor before using
any of these facilities.
• There is a risk of drowning or serious injury from participating in any activity in the pool. Do not
enter the pool area under the influence of alcohol or substances that may cause drowsiness, alter
your blood pressure, or affect your body’s ability to regulate your blood pressure.
• All persons wishing to use the facilities may be asked to provide proof of entry: valid pool access
card and fingerprint.
• (Pool) access cards are personal and non-transferable. Where entry procedures are being
abused by using resident pool cards, guest cards and/or their fingerprint to illegally effect entries,
the offending party will be asked to leave the pool area immediately and will receive a written
warning. In the event of a repeat offence, the right of access to the pool area will be withdrawn for
a longer period (maximum 1 year)
• Access cards to Ocean Spa Plaza, including Resort Area access, for owners and tenants must be
purchased in Security at £ 15 per card. (as of 16 years and older) One card gives access to 1
• Ocean Spa Plaza Management Company Limited follows a zero-tolerance policy on aggressive
behaviour or being a nuisance towards employees or fellow pool users. Please always follow the
instructions given by Security personnel and Management
• In the event that you cause harm, damage, loss or injury to any other person or property, you
agree to indemnify us for all claims, losses, damages, expenses (including reasonable legal fees)
and any other liability suffered by us as a result of such harm, damage, loss or injury caused by
• Demise owners that rent out their property lose their right to enter the Resort Areas
