Settlers Rest is a curated, eco-aligned, off-grid cottage. It is a device-free immersion into a simpler way of being, with a bakers oven fireplace, a minimalist kitchen, and pastoral views to the forest. Weathered on the outside to help you feel instantly countrified, yet inside is a warm, cosy hug. Come here for solitude, simplicity, nature and nurture. For the story-tellers and star-gazers, the food and the wine lovers, the bird-watchers and nature-babes, the dreamers and the doers...

This 2 bedroom cottage has a super rustic exterior, sweeping farmland views and absolute privacy that will help you feel “countrified” immediately. Peel off all those city stresses, get unplugged, and be ready to be immersed in the soul-nourishing power of nature and solitude. Inside, the cosy layout, Tasmanian oak floors, pot-belly stove, rainwater shower, modernised bathroom and old-style kitchenette will make you feel welcome.

The cottage is off-grid, bringing you one step closer to nature -- we strip back the mod cons and devices to ensure you re-connect with the simplicity and joys of country life.

This means there is no air-con, TV or wi-fi, (but there is a fabulous sound bar ready to sing your tunes!)

I'll add a side-note here: there is good phone reception.

Being technology-free will enhance the smell of wildflowers, the blanket of stars, and dreams as solid as the ground. Birdsong is your morning alarm, and the golden hour as the sun sets in the West will make you believe in magic again.

Our family acknowledges and respects the Wadandi people, the traditional custodians of this land, past present and future. We are currently in communication with the local elders to learn their stories of this land, but in the meantime, we humbly offer our story of how this land came to be settled in its current form.

The cottage is located on farmland settled by the Leiper family in the early 1930s. The family emigrated from Scotland with hopeful hearts and eyes set on a better future. They found it in this corner of the south west of Western Australia, where the soil is rich, the air crystal-clear, and nature is at her finest.

And now onto the nitty gritty...

BASE FEE -- is for two guests.

* milk, bread, butter
* cheeses and crackers
* nibbles
* more cheese
* red wine, white wine, sparkling wine, ALL the wines! ;-P
* extra firewood if you plan to have the firewood going all day. (Enough is supplied for it to be lit each evening, May-September.)

KITCHENETTE -- The essentials: bar fridge, stove-top kettle, toaster, proper wine glasses, coffee plunger, tea pot, crockery, cutlery, cheese boards and knives. There is a saucepan and frying pan for those loving a breakfast fry-up.

Ground coffee and leaf tea are provided in case you forget your own. (Remember to bring milk!)

There is no oven, microwave or BBQ. We have deliberately kept the kitchen supplies at a minimum to create a clutter-free space -- therefore, this listing will not suit those wishing to cook a complex meal every evening. There is a bakers oven, however, underneath the fireplace, which can be used during winter to cook in.

IN CASE OF POWER OUTAGE -- being off-grid, power outages can happen. There is a black-out kit in the sideboard drawer, with a torch and candles. You won't have water either, so keep the kettle full, and be aware that you will only get one flush of the toilet! Please be careful with power usage — to conserve power, turn off any light or appliance not in use.

HEATING -- Fires are prohibited during summer (December, January, February and March.) In other months, we supply enough kindling and small-cuts to light the fire each evening during May-September. You are welcome to collect more if you need it from the forest floor. The housekeeper is happy to set and light the fire for you each day, but a callout fee of $40 applies. Being off-grid, there are no electric blankets -- instead we have a hot water bottle for each bed available. There is also an extra doona in the wardrobe of each bedroom.

FIRE PIT -- your tariff does not include firewood for the outdoor fire pit (it helps me keep the tarrif low for the guests who don't intend to use it). Please bring your own if you intend to light the outdoor fire, or if you intend to keep the indoor fire burning all day long.

COOLING -- there is no air-conditioning. The best way to cool the place is to turn on the ceiling fan and open windows to create cross-ventilation. There is a portable fan for the bedroom.

SAFETY -- do not touch any fences as chances are, they are electric and "live". Being a farm, expect cobwebs, animal poo and noises, and dust as part of the experience. Also expect peace and quiet, fresh air, and a million stars in the night sky.

Other animals on the farm include chickens, a shy peahen, and hopefully not foxes. The farm runs beef cattle.

NO-GO ZONES -- there are tenants in the main house who have the right to privacy. Therefore, please do not walk around their garden or on their driveway.


Let's start with the "disadvantages / challenges"...

Being off-grid, there is no air-conditioning. Being eco-aligned means no wi-fi (which some guests see as an advantage.) We are on a farm, so expect cobwebs, animal poo and noises, and dust as part of the experience. In winter it can get super chilly in the evenings, and in summer hot in the afternoons. There are no street lights so it can get very dark outside -- not a great experience for those who don't enjoy night-driving. The nearest supermarket is 10-minute drive away in Margaret River. There is no food delivery service to the farm. There is no public transport, (although some tour companies do offer a door-to-door pick-up-drop-off service).

And the advantages...

Eco-aligned = a simpler life, an opportunity to connect with nature and breath fresh air. Although there is no wi-fi there is good phone reception. Farm = wide open spaces, interactions with animals, forest walks, sunsets over the horizon. No street lights = great opportunity for night photography and star-gazing. I'm sure you can think of some other advantages too ;-P


We love dogs and kids. If you are applying to stay with either, please acknowledge that you've read our policy.

* Due to the proximity of horses and kangaroos, we ask that you keep dogs on a lead, with you at all times. We don't have food/water bowls or bedding, so you'd need to provide your own. We reserve the right to charge extra for any damage caused by pets, and will on-charge any extra cleaning fees deemed necessary by our housekeeper.

* Regarding kids. There are unfenced dams on the property. Drowning remains one of the main causes of death for young children on farms. Also, there are electric fences, and no fire-guard around the fireplace. So you'd need to commit to keeping an eye on your kids at all times.


BASE FEE -- is for one bed. Extra fees apply for more than two guests.


Here’s what me (and my team) are doing to prioritise your peace of mind.

* We’ve made our cleaning routine even more stringent — Kristie wears gloves and a mask, and is paying extra attention to taps, door handles, the dining table, light switches, and other surfaces frequently touched.
* We provide tissues, disposable paper towels, and hand soap for guests.
* In the interest of the health and safety of all my guests, I'd appreciate it if you could please answer these questions (or at least make mention of them), as you make your booking:

1. In the last two weeks, have you or anyone you live with traveled to any areas that have been impacted by the coronavirus?
2. Have you been diagnosed with, or suspect that you have contracted, the coronavirus?
3. Do you currently have any travel restrictions in your area due to the coronavirus?
