A spacious, fully equipped kitchen/dining/lounge area with range style cooker, newly fitted bathroom with large walk in rainfall shower, a comfortable double bedroom with king size bed and a smaller cosy twin room with 2 single beds. Fast Wi-fi and lap top friendly work areas.
Walking distance to town centre, local pubs with garden/food, small local grocery shop.
On bus route to town centre.

Miejsce
Guests have the privacy of a small courtyard style garden which leads through French doors into a large kitchen/dining/family room with wide modern sofa and solid wood furniture.
The kitchen is fully equipped with range cooker, kettle, cafetiere, toaster, and microwave. Other kitchen equipment is available on request. There is an iron and ironing board. There is a utility area with washing machine. (The tumble dryer is not included in the property rental)
On the same entry level is a modern shower room with large walk in rainfall shower, heated towel rail, storage and complimentary toiletries. (Please can guests ensure the bathroom extractor fan remains on when using the shower to prevent condensation buildup. It will switch off automatically after approx 15 mins).
Up the private flight of stairs (with 2 x 90° turns) are two bedrooms: one double and one cosy twin, both with views across the valley to Solsbury Hill.
The double bedroom with wooden floor contains a king size bed, bedside lamps, worktable/desk and chair, a cupboard, a hairdryer and two generous shelf storage units.
The other smaller bedroom is newly carpeted and contains built-in twin single beds with storage beneath, 2 bedside lamps, a hairdryer, a desk and a chair. Both bedrooms are freshly painted with shelves and clothes hanging space, mirrors and a selection of books.
(Please note this is a compact room but the twin cabin style beds are standard length with storage beneath.)
A selection of DVDs in English, French, Mandarin, Cantonese, German and Dutch is available on request. The TV has internet access for Netflix etc. There is fast Wifi throughout the property.
There is usually convenient road parking outside the property. Parking in the area is free and unrestricted saving guests approx £10-26/day compared to town centre 24hr car parking fees.
The host will ensure you have some welcome supplies on arrival including tea, coffee, milk, juice, cereal, biscuits or cake.
Food delivery services including Deliveroo and Just Eat deliver to the property and there is a selection of menus available.

Guests can enjoy relaxing in the rear courtyard garden and during summer months there is garden dining furniture for 6-8 for relaxing outdoor meals. The garden has both PIR and ambient lighting.
The property is reached down a sloping footpath to the side of the house.
There are 2 gates on this pathway. Please use the first gate to access the front of the house in order to collect the key to the property from the owner.

This is a quiet residential area and the property is not suitable for large groups or parties. Guests are respectfully asked be considerate at all times and to vacate the garden area by 10pm to avoid disturbing neighbours.
There are 3 pubs with nearby. 2 with beer gardens and 2 pubs that serve simple food.
There is a small 'Loco' grocery store within 5 minutes walk (8am-8pm) and a pleasant childrens playground and picnic green nearby.
A wider range of supermarkets and independent shops can be found in Larkhall or Bath town centre. Both are about a 5 min drive away.

We are a British expat family enjoying life in Bath after ten years living abroad in some wonderful places.
